In this exclusive executive interview, Ar. Pankaj Lad sits down with real estate legend Subhas Bhat to discuss the evolution of commercial development over the past 26 years and why foundational field experience is an irreplaceable asset.

Subhas has been one of the best real estate industry stalwarts the industry has witnessed so far. He has an overall experience of 26 years, which he started in the mid-90s, specializing in corporate office development, asset management, and scaling workspace quality.

How did your journey in real estate begin?

I entered the industry in the mid-1990s, at a time when commercial real estate in India was undergoing its first massive structural wave. From early on, I believed that understanding the ground reality of a construction site is the most critical foundation for any leader. You can design beautiful templates in an office, but the true test of your engineering precision happens on the site.

What has been your core driving philosophy?

Over my 26-year journey, the ultimate lessons have always centered around transparency and long-term client value. Real estate is not just about concrete; it is about building a stable micro-environment where corporate cultures can live and thrive. My experience is an example of why staying loyal to timelines, matching quality standards, and preserving partner trust is the absolute key.

What is your advice for the new generation of developers?

Never treat a project as a simple file transaction. Treat every workspace delivery as a milestone that will shape someone's professional livelihood. Build with integrity, embrace modern construction technologies, and let your work stand as a testament of your commitment.
