In this exclusive conversation, Ar. Pankaj Lad sits down with Ganesh Bhamburkar, a prominent Project Management & Cost Consultant expert with over two decades of experience, to unpack the principles of lean execution and cost efficiency.

Ganesh is a seasoned Project Management & Cost Consultant expert with over two decades of experience. He is known for executing several high-profile real estate projects with extreme cost efficiency, flawless structural execution, and establishing rigorous project quality parameters that stand the test of time.

How do you view cost management in modern commercial projects?

Cost is not merely a budget spreadsheet; it represents real-world resources and trust. Over my 20+ years of project management, I have learned that the secret to cost optimization lies in proactive planning. Every single detail aligned during the pre-construction phase prevents exponential waste during the field execution.

What makes an ideal project in your opinion?

A project where communication is fluid and roles are perfectly aligned in real-time. Complexity is inevitable in mega-structures, but a systematic approach to quality assurance parameters and lean construction makes any challenge simple. If there is a dispute or mistake, a leader does not look for blame; they come up strong with an actionable structural solution.

What is your message to junior managers?

Become an expert in coordination. Real estate is deeply collaborative, and the best results are achieved when developers, architects, and contractors respect each other's specialized skills and work towards a unified goal.
